Venue-hire pricing guide

These venue-hire charges apply to private and corporate events only. Food, drinks, accommodation and other services are charged separately. Weddings are priced separately because we host just one wedding on site at a time; wedding pricing reflects that exclusive use.

Read the Booking Terms & Conditions

What event spaces are available?+

The Hayloft seats up to 60 guests. Mulberry Barn offers formal dinner seating for up to 150 guests or standing arrangements for up to 300.

What occasions do you host?+

We host birthdays, anniversaries, baby showers, private dining, corporate days, product launches, community gatherings, celebrations of life and other events.

When is an event booking confirmed?+

An event is confirmed once the contract has been accepted and the required deposit has been paid. A provisional date may be released if confirmation is not received within five working days.

Are the displayed event prices inclusive of VAT?+

Yes. Quoted prices include VAT at the applicable rate. No additional service charge applies unless it is expressly stated in the accepted quotation.

What deposit and payment schedule applies?+

A 20% non-refundable deposit is due when booking. Payments reach 90% of the contracted value three calendar months before the event, with the final balance due one calendar month before. Your accepted quotation and contract confirm the amounts and dates.

What are the event cancellation charges?+

More than three calendar months before the event, 20% of the contracted value is payable. From exactly three months until more than one month before, 90% is payable. Exactly one month before or later, 100% is payable. Cancellation must be made in writing.

Can an event be postponed?+

An event may be postponed once, subject to availability and written approval. It must be rescheduled to take place within 12 months of the original date. A non-refundable administration fee equal to 10% of the total contracted value applies, and cancellation terms remain based on the original date.

When are final guest numbers required?+

Final guest numbers must be confirmed 10 days before the event. Any agreed minimum numbers or minimum spend still apply if final numbers are lower.

How does the Hayloft minimum spend work?+

Pre-booked food and drink count towards the applicable Hayloft minimum. Any shortfall is charged as a venue-hire supplement. Bar spending during the event is excluded.

What timings are available?+

We host daytime, evening and all-day events. Arrival, set-up, finish, clear-down and collection times are agreed for each event. The bar normally closes at midnight, but the actual closing and finish times will be confirmed when you book.

Can you provide food and drinks?+

Yes. We offer grazing tables, buffets, set menus and drinks packages, with arrangements shaped around the occasion, guest numbers and dietary requirements.

Can guests stay overnight?+

Yes, subject to availability. An agreed room allocation is held exclusively for eight weeks from allocation, after which unreserved rooms may return to general sale. The contract client is responsible for reserved but unpaid rooms, not rooms that were never reserved.

What do external suppliers need to provide?+

Suppliers must agree their access and collection times, hold suitable public liability insurance and provide evidence when requested. Risk assessments and current PAT evidence are required where relevant.

What decorations and effects are allowed?+

Decorations must be table-based or freestanding and cannot be fixed to the building or its fixtures. LED candles are permitted; naked flames and fireworks are prohibited. Confetti and special effects require written approval in advance.

May The Farmhouse request a damage deposit?+

Yes. If required, the refundable deposit amount, payment deadline, deduction conditions and refund date will be agreed in writing before the event.

What happens if The Farmhouse cancels?+

If The Farmhouse cancels for reasons within its reasonable control, all amounts paid will be refunded. Cancellations caused by circumstances beyond its reasonable control are handled under the force majeure terms in the event contract.

How do I raise a complaint or send formal notice?+

Contact the events team in writing using the email or postal address in your contract. Complaints should be raised as soon as reasonably possible and no later than 14 days after the event. We will acknowledge them within five working days and aim to respond in writing within 20 working days.

Which information takes priority?+

These FAQs are general guidance. The Booking Terms & Conditions, your signed event contract and accepted quotation contain the terms and arrangements applying to your event, with your accepted event documents taking priority.
